The oil rebate door closed June 30. Two pathways are still open, and in July the wood stoves came out for their WETT inspections.

New Brunswick's benchmark price held at $342,600 in June, up 6% year over year, while inventory climbed to its highest level since August 2020. The June 30 oil rebate registration has closed, and two pathways off oil remain open. And four of the 31 homes I inspected in July came with a wood stove and a WETT inspection on the order.

If you heat with oil, June 30 is the deadline that matters. And under older West Side streets, the sewer lines are aging together.

New Brunswick's benchmark price reached $352,200 in May, up 10.1% year over year, while sales cooled 12.4%. The Oil to Heat Pump Affordability rebate closes June 30. And on one older West Side street, three of the eight homes I have inspected needed work on the sewer line.

NB Power up 4.29%. The insurance bar just moved on older Saint John homes.

NB Power's 4.29% rate increase took effect April 14, adding about $118 per year for the average household. Atlantic insurers are repricing older Saint John homes around three findings I see every week: oil tanks (now the third most expensive claim type in Atlantic Canada), knob and tube, and Kitec. Plus the OHPA conversion deadline of June 30, 2026, the CMHC Eco refund running 24 weeks behind, and carpenter ant swarm season.

The numbers look steady. The details tell a different story.

NB benchmark up 5.2%, but the split matters: single-family +5.6%, apartments -14.7%. Saint John sales down 26.6%. Plus: why I keep finding frost in KV attics (it is a code issue), foundation cracks in pre-1980 homes after freeze-thaw, and an updated radon stat: 1 in 4 NB homes now exceed Health Canada's guideline.
