"When I asked for a full set of services, he actually recommended removing a few items that weren't necessary, which saved us money. That level of integrity meant a lot."

John C, Saint john, NB

"I'd consider it an unacceptable risk to buy a house that Jonathan hasn't looked at. The kind of company that can tell you with confidence the home is rock solid and still give you 55 pages of items that need to be addressed."

Gillian F, Quispamsis,  NB

"We've used many home inspectors over the years and East Coast Home Inspections ranks amongst the best we've had. Very thorough. Caught a number of issues we had not even considered."

Why Homebuyers in Saint John Choose East Coast Home Inspection

I am Jonathan Gogan, owner and sole inspector at East Coast Home Inspection. Since 2010, I have personally inspected thousands of homes across the Greater Saint John area, from split-entry homes in Millidgeville to new builds in the Kennebecasis Valley.

I hold the CAHPI Registered Home Inspector (RHI) designation, which is the highest certification standard for home inspectors in Canada. I am also certified in WETT wood-burning appliance inspectionC-NRPP radon measurement, and I am a member of InterNACHI, the International Association of Certified Home Inspectors.

What does all of that mean for you? It means your inspection is done by someone who carries the training, the insurance, and the local experience to catch what other inspectors miss. With 556+ Google reviews and a 4.9-star rating, I am not just qualified on paper, I have earned the trust of homebuyers across Southern New Brunswick, one inspection at a time.

Our Services and Inspections

Every home is different, and your inspection should reflect that. I offer a range of inspection services tailored to the type of property you are buying, selling, or building.

Home Inspection

The standard pre-purchase inspection covers your home's structure, roof, electrical, plumbing, heating, insulation, and more. This is what most buyers in the Saint John market need. Same-day photo report included.

Multi-Unit Inspection

Buying a duplex or triplex? Multi-unit properties in New Brunswick come with their own set of issues, separate systems, multiple entry points, and deferred maintenance across units. I inspect each unit individually.

Pre-Listing Inspection

Selling your home and want to avoid surprises at the negotiation table? A pre-listing inspection helps you identify issues before your buyer's inspector does.

New Construction Inspection

New does not mean perfect. I inspect new builds before your final walkthrough so you can hand the builder a punch list based on an independent, third-party review.

Not sure which inspection fits your situation? Take the 1-minute quiz and I will recommend the right package for your property.

Specialty Add-Ons for a Complete Picture

Most buyers in New Brunswick benefit from adding at least one specialty service to their inspection. These are done on the same visit, no extra trips, no scheduling headaches.

Radon Testing - Radon is the leading cause of lung cancer in non-smokers, and parts of Southern New Brunswick have elevated levels. Health Canada recommends testing every home.  I am C-NRPP certified and deploy a continuous radon monitor during your inspection visit. The device remains in the home for a minimum of four days before I return to collect it and deliver your results.

WETT Inspection - If the home has a wood stove, pellet stove, or fireplace insert, your insurance company will likely require a WETT inspection. I am Level 1 WETT certified and can include this in the same visit.

Thermal Imaging - Infrared cameras reveal hidden moisture, insulation gaps, and electrical hot spots that are invisible to the naked eye. It is Included at no extra charge with every inspection with varying degrees of thoroughness.

Sewer Scope Inspection - A camera inspection of your main sewer line. Especially important for older homes in Saint John where clay and cast-iron pipes are common.

Drone Roof Inspection - Steep, high, or damaged roofs get a full aerial inspection using a licensed commercial drone. No ladders, no risk, no blind spots.

360 Virtual Tour - Walk through every room of the property after the inspection is done. Great for out of province buyers or for reviewing conditions months after closing.
