How much does a home inspection cost in New Brunswick?
Our packages range from $550 to $775 based on the level of detail and specialty services included. Low Tide ($550) provides a thorough visual inspection with targeted thermal scanning of high risk areas. Rising Tide ($595) adds comprehensive wall to wall thermal imaging and expanded drone coverage. High Tide ($775) includes everything in Rising Tide plus your choice of one premium service: sewer scope, radon testing, WETT inspection, or complete thermal analysis. What's the difference between your three inspection packages?
The difference is in the depth of thermal imaging, drone coverage, and included specialty services. Low Tide provides targeted thermal scanning of high-risk areas and basic drone review. Rising Tide upgrades to comprehensive wall to wall thermal imaging and expanded drone documentation of all roof surfaces and exterior elevations. High Tide includes everything in Rising Tide plus your choice of one premium add-on service: sewer scope video evaluation, radon testing, WETT inspection, or complete thermal analysis. All packages cover homes up to 2,500 sqft and include same day reporting and lifetime support.
Do you charge extra for thermal imaging?
Thermal imaging is included in all packages at no additional cost - the difference is in coverage level. Low Tide includes targeted thermal scanning of high probability risk areas. Rising Tide and High Tide include comprehensive wall to wall thermal imaging of the entire interior. While many inspectors charge $200-$300 extra or don't offer thermal imaging at all, we include it as standard because it's essential for detecting hidden moisture intrusion, missing insulation, air leaks, and electrical hot spots. How do I pay for my inspection?
Payment is due 24hrs prior to the inspection date. We accept e-transfer (preferred), credit cards, cheques and cash. You'll receive your invoice via email along with your detailed inspection report on the same day. For pre-listing inspections and multi-unit properties, we can arrange invoicing if preferred. No payment is required at booking - just reserve your time slot.

How long does a home inspection take?
A typical home inspection takes 2-4 hours depending on the property's size, age, and condition. Smaller condos may take 2 hours, while larger homes or properties with complex systems, multiple outbuildings, or significant issues may require 3-4+ hours. We never rush inspections to stay on schedule. We have a thorough approach even if it takes longer than expected.
How soon can you inspect my home?
We typically require 2-3 days notice throughout Southern New Brunswick. During peak spring and summer home buying seasons, we recommend booking 3-4 days in advance to secure your preferred time slot. What's the best time to schedule a home inspection?
Schedule your inspection as soon as your offer is accepted, ideally 7-10 days before your conditional period expires. This allows adequate time for the inspection, thorough report review, any necessary follow-up evaluations by specialists, and repair negotiations with the seller if needed. For pre-listing inspections, book 2-4 weeks before listing to address issues before going to market.
Inspection Process
What should I do to prepare for the inspection?
Ensure all utilities (water, gas, electricity) are turned on, we cannot test systems without active utilities. Provide access to all areas including attic, basement, crawl spaces, garage, and electrical panels. Clear clutter from around the furnace, water heater, and electrical panel. If it's winter, shovel paths to exterior components and hose bibs. The seller should secure pets during the inspection for everyone's safety.
What happens if you find major issues during the inspection?
If significant defects are discovered, we document them thoroughly in your report with photos, thermal images, and detailed descriptions of the issue, its implications, and typical repair approaches. Your report prioritizes issues by severity, helping you understand what needs immediate attention versus routine maintenance. We're available after the inspection to discuss findings, answer questions, and can recommend qualified specialist. Do you test for radon during a home inspection?
Radon testing is not included in a standard home inspection but is highly recommended for New Brunswick homes. Radon is an odourless, colourless radioactive gas that's the leading cause of lung cancer among non-smokers. As a C-NRPP certified radon measurement professional, we offer both a screening assessment (4 days minimum to 7 days) short term (7days less than 91) and long term radon testing (greater than 91 days) using professional Health Canada approved equipment. Will you check the septic system?
We perform a visual inspection of the septic tank location, interior plumbing fixture use, and visual inspection of the drain field, noting any visible issues like standing water, sewage odours, lush grass patches, or damaged components. However, we cannot assess the tank's internal condition, capacity, or functionality without pumping and inspection. For homes with septic systems, we strongly recommend hiring a qualified specialist to pump and inspect the tank before purchase.

Do you offer pre-listing inspections for sellers?
Yes! Pre-listing inspections help sellers identify and address issues before listing, preventing last minute deal complications and buyer surprises. Knowing your home's condition upfront allows you to make repairs on your terms and timeline, or price the property accordingly with full disclosure. Can you inspect multi-unit properties or apartment buildings?
Absolutely! We regularly inspect duplexes, triplexes, fourplexes, and larger multi-unit investment properties for investors, property managers, and condo boards. Our multi-unit inspection service covers all common areas, building systems, structural elements, and individual rental units. Should I get a new construction home inspected?
Yes! New construction homes can have defects, construction errors, that won't be covered once warranties expire. Municipal building inspections only verify at specific construction stages, they don't catch every issue and aren't designed to protect the buyer's interests. What is a WETT inspection and do I need one?
WETT (Wood Energy Technology Transfer) inspections assess wood burning systems, chimneys, venting systems, and clearances for safety and code compliance. Most insurance companies in New Brunswick require a WETT inspection for homes with wood stoves, fireplaces, pellet stoves, or any solid fuel burning appliances before issuing or renewing policies. Do you offer drone inspections for roofs?
Yes! Our drone inspection service provides detailed 4K aerial imaging of roofs, chimneys, and other hard to access areas without the risk of walking on aging, steep, or fragile roofing materials. Drone technology allows us to safely inspect steep roofs, tall buildings, hazardous areas, and structures that would be dangerous or impossible to access on foot. When will I receive my inspection report?
You'll receive your comprehensive inspection report via email on the same day as your inspection, typically within hours of completion, often before we even leave the property. Our reports include detailed descriptions, high-resolution photos, thermal images where applicable, and a summary of findings prioritized by severity. Same day delivery ensures you have the information you need to make decisions before your conditional period expires.
What format is the inspection report?
Your report is delivered as a secure, cloud-based digital report accessible from any device, computer, tablet, or smartphone. The report includes photos embedded directly with findings, making it easy to understand issues visually.
