In over 10 years of inspecting homes across New Brunswick, I have found that the costliest problems are invisible. Radon gas is odourless. A cracked sewer line sits three feet underground. A standard home inspection is thorough, but it is a visual assessment. I check everything I can see and access, roof, attic, structure, exterior, interior, plumbing, electrical, and heating systems. Radon is the second leading cause of lung cancer in Canada. As a C-NRPP certified professional, I deploy a continuous monitor for 48+ hours and compare results against Health Canada's guideline of 200 Bq/m3. High-risk areas include the Kennebecasis Valley and Kings County.

Sewer Scope Inspection

An HD camera inspects the full length of your sewer lateral for root intrusion, cracks, bellied sections, and deteriorating pipe material. A failure can cost $10,000+ to repair. Can I add services after I have already booked?

Yes. Call or text (506) 651-9461 any time before your inspection date or visit your client portal to add services. I can also recommend add-ons based on the property details once I review the listing.

How much do inspection add-ons cost?

Pricing varies by service. Most add-ons cost a fraction of the problems they detect. Visit our pricing page for current rates, or call (506) 651-9461 for a quote based on your specific property.

Is a WETT inspection required for insurance in New Brunswick?

Most insurance companies in New Brunswick require a WETT inspection before they will provide coverage for a wood-burning appliance. If the home has a wood stove, pellet stove, or fireplace insert, a WETT inspection is strongly recommended and in most cases required.

How long does a sewer scope inspection take?

The camera inspection of the main sewer line typically takes 20 to 40 minutes and is done during the regular inspection visit. You will see the live camera feed during the inspection and receive recorded video with your report.

Can I book a service without a full home inspection?

Yes. Radon testing, WETT inspections, and sewer scopes, drone roof inspections, 360 virtual tours are available as standalone services. Contact us at (506) 651-9461 or visit our pricing page for standalone pricing and availability.

Do add-on services happen on the same day as my home inspection?

Yes. All services are performed during your scheduled inspection visit. There is no need for a separate appointment. Except for a radon test where a pick up is required. Everything is included in a single comprehensive report delivered the same day.

Do I need radon testing if the home has a finished basement?

Radon can accumulate in any home with ground contact, finished or unfinished. Health Canada recommends testing all homes. The Kennebecasis Valley and parts of Kings County are known elevated-risk areas, but high readings can occur anywhere in New Brunswick.

What does a WETT inspection include?

A WETT inspection evaluates installation clearances to combustible materials, chimney liner condition and height, hearth pad size and material, creosote buildup levels, and overall compliance with CSA and building code requirements for wood stoves, pellet stoves, fireplaces, and chimneys.

Do I need a sewer scope for an older home?

A sewer scope is strongly recommended for any home built before 1980, especially in areas like Saint John where original clay or Orangeburg pipes may still be in service. A sewer line failure can cost $10,000 or more to repair, making the inspection a smart investment before purchasing.
