Which Package is Right for You?
Selecting the right assessment depends on the specific characteristics of your property. Use this guide to determine which technical data set fits your needs.

When to Choose "Low Tide"
Newer Construction: Best for modern homes where systems are relatively new and significant defects are less likely.
Budget Conscious: Provides a professional visual baseline for buyers who want essential documentation without expanded imaging.

When to Choose "Rising Tide" (Most Popular)
Older Homes: Highly recommended for established properties where "targeted" tech scans may miss hidden issues in aging structures.
Detailed Records: Best for buyers who want a robust permanent record with comprehensive aerial and thermal documentation.
Most Requested Package: The level of detail and documentation most homebuyers choose for their investment.

When to Choose "High Tide"
Specific Risk Factors: Essential if the property has high risk indicators like mature trees, age of lines (Sewer Scope), wood burning systems (WETT), or concerns with radon levels
Advanced Insight: Best for buyers who want to maximize their visibility into a property’s "hidden" systems before closing.
Maximum Value: The preferred option for those looking to bundle specialized technical assessments at a reduced rate.

Frequently Asked Questions
How long does the assessment take? A standard professional visual assessment typically takes 2.5 to 4 hours on-site, depending on the size and condition of the property. Specialized assessments, such as Radon Testing, require a professional monitor to remain in the home for a minimum of 4 days to provide accurate concentration data according to C-NRPP and the Canadian standards.
When will I receive my report? We prioritize fast delivery to keep your transaction moving. You will receive your photo documented digital report via email within 24 hours of the on-site assessment. (Typically same day)
Should I be present for the inspection? While not required, we highly recommend you attend the Inspection or at least the final 30 minutes of the assessment. This allows us to walk you through our findings in person and answer any technical questions you may have about the property’s systems.
Why do I need an inspection for a brand new home? Even new builds can have overlooked defects or safety concerns. Building a home requires many hands to be involved and items often can go un-noticed. Our Essential package is designed specifically for these scenarios, providing a professional set of "second eyes" to ensure everything meets expectations before you take possession.
What happens if you find a major issue? Our role is to provide you with the technical data you need to make an informed decision. If we identify a significant concern, we will document it clearly in your report with next steps so you can discuss the findings with your realtor regarding your investment.
