How long does an inspection take?
Typically 2.5 to 3 hours for an average sized home. Larger or older properties may take longer. I don't rush because thoroughness matters more than speed.
Should I attend the inspection?
I encourage it. You'll learn where the shutoffs are, see any concerns firsthand, and have a chance to ask questions. Most buyers find the guided walkthrough as valuable as the report.
What if you find something serious?
You'll know about it the same day. My report clearly distinguishes between minor maintenance and significant concerns so you can prioritize what matters for your decision.
